- The Assessor is responsible for identifying and placing a value on all real property within the Township. State law requires the Tax Assessor to assess all real property on an annual basis as of October 1st of the pretax year.
- Assessment values are based on the land and improvement(s) of the building(s). These values include square feet living area, basement/finished or unfinished, attic/finished or unfinished, number of bathroom fixtures, garage area, shed, cabana, in ground pool, etc. After a number has been obtained the result is compared to the market sales for the previous two years, with more weight given to sales that occurred closer to the October 1st valuation date. The final assessment value should closely reflect 100% of market value.
- Green Brook Township has been actively engaged in an annual state approved Reassessment Program. This includes the field inspection of every property approximately every five years. This program allows our office to update property data allowing for an equitable assessment base for every property owner. Any property not physically inspected will be estimated based on typical attributes of comparable housing.
IMPORTANT DATES TO KNOW
- February 1: Assessment notices (postcards) are mailed to every property owner with assessment values for the current tax year.
- May 1: Deadline for filing of tax appeals.
- August 1: Deadline for filing of farm assessment applications.
- October 1: Valuation date for all real property in a district.
PROPERTY TAX RELIEF PROGRAMS
PROGRAMS INCLUDE:
- Annual Property Tax Deduction for Senior Citizens, Disabled Persons: Annual deduction of up to $250 from property taxes for homeowners age 65 or older or disabled who meet certain income (not exceeding $10,000) and residency requirements.
- Annual Deduction for Veterans: Annual deduction of up to $250 from taxes due on the real or personal property of qualified war veterans and their unmarried surviving spouses.
- Property Tax Exemption for Disabled Veterans: Full exemption from property taxes on a principal residence for certain totally and permanently disabled war veterans and their unmarried surviving spouses. Unmarried surviving spouses of servicepersons who died on wartime active duty may also qualify.
- Property Tax Reimbursement (Senior Freeze): You may be eligible for a reimbursement of the difference between the amount of property taxes you paid for the base year (the year you first became eligible) and the amount paid for the year for which you are applying for a reimbursement if you met all the following requirements for the base year and for each succeeding year, up to and including the year for which you are claiming the reimbursement.
TAX APPEALS
If you agree with the assessed value shown on the NOTICE OF PROPERTY ASSESSMENT FOR 2025 card that you recieved in the mail, you do not need to do anything.
If you disagree with the assessed value shown, you may file an appeal with the Somerset County Board of Taxation on or before May 1 of the tax year or within 45 days from the date that the Assessment Notifications are mailed, whichever is later.
If the assessed value exceeds $1,000,000, you have the option of filing your appeal directly with the NJ Tax Court at P.O. Box 972 Hughes Justice Complex, Trenton, NJ 08625. For more information: http://www.njcourts.gov
The assessment amount will be used to calculate your property tax bill. Do not multiply last year's property tax rate by the current year's assessed value to determine taxes for the current year.
